The annual service charge covers estate security, road and common-area maintenance, landscaping, waste management, and the estate's conservation commitments to the wildlife sanctuary and marine reserve. A full breakdown is published to owners each year.
The estate is gated and perimeter-secured, with 24-hour on-site management, controlled access points, and coordination with local county security services. Owners and residents receive dedicated access credentials.
Owners may commission their own architect and builder, subject to review against the estate's architectural guidelines — designed to protect sightlines, materials, and the overall character of each precinct.
